I just completed a flip and I'm looking for another project but even that is a tough task---to find a property with enough margin that would allow for an extra set of fingers in the cookie jar would be an extremely rare find!  

I negotiated with the exterminator to include standard spraying of the exterior for pest as well as the bed bug treatment for the entire complex.I also advised my tenants roommate on throwing his mattress out since these bugs were isolated to his room.I have not had a problem since.

Any mold on any wood areas (smaller amounts), can't I buy some mold killing spray? 

Spray a weed killer and pre-emergent as required to control weeds.

Clawing furniture, spraying etc plus the significant amount of dander.

Is it an aerobic or spray system? 

LOL in the moment it was jarring, but hey we now have a funny memory.

Although I am not surprised, this is still jarring to see.

If you are looking to house hack a multi, you can't really spray NJ as a whole.
