Rule breakers don't feel comfortable renting from us and either don't apply or move on.We also have a strict "no smoking" policy, which doesn't allow smoking anywhere on the premises, and that alone weeds out many undesirable people and helps preserve the property.

Money is the point...and preserving your sanity.

I've been involved with remodeling investment properties and recently tried property preservation (foreclosure rehab). 

That’s your self-preservation instinct operating and you better listen to it.

This would accomplish your goals to build money for retirement, and also preserve your current cash savings (although I think most would recommend using some of that to invest with as well!).

It entirely depends on the individual and considers such things as how risk averse they are, are they looking for growth or capital preservation, what deals can be found in their area and are they willing to invest in areas out of their vicinity, etc.

Assignment is the best way to preserve your profit.

Retirement accounts are about equity preservation and growth, in that order.
