(Hoping by 40) That's why I love this site so many people with a lot of different thought patterns that make you ask good questions sometimes you wouldn't have thought about!

One opinion comes from someone selling you on the idea how great these can be .. the other is just posting real world knowledge.from my  perspective once in foreclosure very difficult to change bad behavior patterns.

I chose a long time ago to follow Sharon Vornholt's pattern - buy and double close/simultaneous close.

It is possible for someone to have a "life event" (medical situation, divorce, etc) which has a pronounced, but short term, impact on their credit score, however their credit history indicates a more fiscally responsible behaviour over the longer term.From a credit history, you can typically distinguish between a one-time "life event" and a pattern of poor fiscal behaviour.My second suggestion would be to use a "guarantor" rather than a co-signatory to the lease (aka co-signer).  

Within 3 days, this gray, splotchy, wavy pattern started appearing on ALL of the blinds in ONE side of the duplex.

Also, what about traffic pattern?

Carpet is guaranteed to have problems, retain smells, need cleaning, get stained, burned, show wear patterns, and furniture marks. 

This can be done by getting a little creative With tile flooring patterns.

For basically everything we are measuring right now (not even just real estate related), we need to know how it compares to the 2019 baseline, because without that we cannot tell a "return to the baseline" from other patterns (& I suspect most things that are up/down eight zillion percent YoY are just returning to the 2019 baseline -- which is a good thing).
