I suppose selling and buying turn key(ish) could be considered infinite CoC return since Id just be transferring it?

Ours are jumping off the shelf, I'm telling clients we need more in our portfolio.

COC should be infinite after a long enough ownership or a cash out refi.

I'd say at a low acquisition price and modest rehab you're fine on a flip or rental, but don't look for this area to take off like a rocket, or for a property you list to fly off the shelf in days.

I know the Norris Group is a top shelf group that I could talk with.

If you looked at my profile, you can see that a majority of my RE has had all of my investment extracted to achieve the infinite ROI. though to beat that.  

Might be worth getting a home warranty on the property if it seems like your other systems/appliances are getting to the end of their shelf life.
