As long as you act as an investor and act as a principal in the deal there is no ethical grey area.

I am not a lawyer.I think a lot of the grey area comes in getting an assignable purchase agreement without having the means or intention to actually close.

Like Nike says "Just Do it" you got the right attitude so far coming in.

Net listings essentially have the same upside but avoid the legal grey area of wholesaling.  

In Toronto, Marijuana dispensaries are opening and closing monthly, the businesses are operating in a "grey area" of the law until marijuana is federally leagalize in July of 2018.

For a wholesaler to get paid on a short sale, they need to get more creative, have trust in the buyer, or step into the grey area. 

We use 3 colors in our rentals usually 2 colors in each. light tan in the bedrooms and a darker brown in the living area and kitchen or sometime a light grey in those area's. we always paint trim and doors with a gloss white, the white really updates the look of the house and goes well with the colors on the walls.
