Even more towards red states due to all the threads regarding tenant laws nowadays!!

Nowadays there is quite a bit of credit available..not like 2009-2012 or so. 

I'm strictly A&B class,  I did a lot of c class with my first portfolio and I'm to old for all the drama nowadays.  

First the "gut feeling"  is a dangerous area if you are ever caught taking one tenant over another it may be seen as discrimination and nowadays almost everyone is a protected class through the courts eyes.

Guess anyone can be a moderator nowadays. 

Nowadays, they probably don't do an eviction for a flat rate, like in normal times (at least you can find flat fee eviction lawyers in CA, normally).  

Seems like there is a lot nowadays and finding one that is actually in the business can be quite difficult.

I am opposed to giving gifts to tenants nowadays. 

Most landlords nowadays will only give dates of tenancy.I think in your situation, you can choose to just not answer the calls. 

Also, nowadays they have water meter apps such as "Water Hawk" that can alert you if your water usage is going above normal and things of that nature you may want to check with your water company regarding this so that in the future you would be alerted the minute that a leak surface
