What I suspect happened is that there were higher comps of homes wiht ADUs than were available for your initial appraisal post adding ADU.ADUs likely will not ever value at the same as the hands off cost because more buyers want SFH than want "duplexes" (SFH with ADU is not really a duplex but it has the sane disadvantages as a duplex for occupants). 

Landlord tenant laws are already shifting into the favor of tenants in larger cities and not having your licensing and zoning in order puts a landlord at an even greater disadvantage. 

My guess is it's the same reason people invest in Wall street - when done right over a long period of time, it's a decent way to grow your money, even with all it's disadvantages. 

And then you end up with the property after selling your old property and using those proceeds to move them into the EAT property.The two big disadvantages to these are that you have to have a source of money to buy the new property. 

The disadvantage of this strategy is that you can only use it as an STR as long as you live there, but you could probably convert it to an MTR if you move out.

Each city presents its own advantages and disadvantages but I'd start my plan knowing exactly what I wanted out of the property.

I am fairly new to all of this and I am trying to wrap my head around what the advantage/disadvantages of creating and LLC and how best to create one.
