If so you might want to look into private flood insurance it would cut you premium down 50-75%.

Just a cut the grass guy or a full landscaping crew?  

I was in the South Shore 79th St area today to get the grass cut at my place before the holiday weekend....and mission accomplished !

If it's a dropped ceiling use a jabsaw to cut and access hole, then when you're done up there, just screw a 1x4 to the cut out piece so it holds back up there level with the other sheet rock and tape, mud, sand, and repaint it.

I've never been fond of the idea of using more cash, but it does leave a lot more breathing room to cut your mortgage in half. 

@Wayne Brooks I actually already hammered this out with the wholesaler -- I will be directly in contact with the owner but will have a recorded note on the property for the wholesaler's cut.

I have not been in that position but with all I've seen tells me that you should try to sell it and cut your losses and go on down the road and look for another opportunity. 

I plan on painting it getting rid of all the cosmetic deficiencies and reconnecting all of the utilities. the city should be reconnecting the gas next week as it was cut off at the street when the house was foreclosed. 

The guy cuts grass because grass cutting is not covered in the lease and he wants to use the yard without getting ticks on him.

I’m a bit skeptical because I’m already losing a cut to property management, then with a syndication I am also losing a cut to the people who put the deal together.
