However, one quirk about US citizens is we (and only a couple of other countries) have the same stamp duty treatment as locals. 

From what little I know, I think you'll be surprised at how different REI is in Canada, (and you'll be glad you're a USA citizen).

So I asked if the parents would co-sign.The parents said Yes, but they are French citizens living in France.

Some of these residents go to work everyday and pay their bills on time because of their pride to be a standup citizen. 

Since my wife and kids are Dominican citizens I am able to become a residence much quicker.I do not believe in DR that they will seize land etc. unless the political situation change.

I don't imagine you can just go get a bank loan as a non-citizen?
