You may initially be relieved they are leaving but the financial pain has not yet begun.

When you pick that Tenant for your home, you are saying you like that Tenant and that family and so far a good landlord/tenant relationship has begun and that is good.At the signing of the lease we get to know each other better.Allowing tenants to pay their rent anytime only hurts the landlord.

We set up a repayment plan, but as of last week he begun ghosting me.

But having everything outlined up front will have you and the tenant on the same page from the start, so they don't feel like you're making up criteria after the process has begun.

I am very aware of this problem growing, however, with all the websites offering letters to anyone who fills out a questionnaire and pays a fee, and so I have begun raising all security deposit requirements and rents to the higher end of the range for all my tenants at turnovers.

@Calvin LinWe have several student rentals as well and have begun fielding calls from students (and parents) who simply think we should release tenants from their leases because schools are closed.  

I've just begun researching Sioux Falls to start investing there too.
