I am right up the road from you in the Huntington Beach/Fountain Valley area and I've been investing mostly in Los Angeles, Orange and Riverside Counties and still there's so much to learn.  

I'm the type of guy that doesn't expect anything for free so I intend to build win/win relationships with people in the Saratoga, Albany, Troy, Schenectady, Glens Falls NY areas.I'd just like to say thanks to Joshua, Brandon and all the great people on these forums for all of the knowledge that you share!

We have secured a pre-approval for an FHA 203k loan for our first house in the suburbs of Chicago Illinois but we are finding the towns we think will will be good for selling our renovated house in a year or so (Oak Park, Riverside, River Forest, etc.) have really high property taxes and its partially because they have wonderful schools.

They are a lot of great people from SoCal (& other areas) who are regulars here.Keep in mind that although the prices are higher here than in other areas, there are still areas here where the median prices are low enough for beginner investors and the return rates are more favorable (like riverside, san bernandino, palm desert...etc)Good luck to you

My previous offer was for a duplex in East Riverside which is quickly gentrifying, but even at $25k over asking I didn't get the offer accepted.

My main strategy is wholesale.Again, I have active REAL buyers in LA county, Orange County, and Riverside County, all legit, just need real deals to present.
