If you get it under contract in the next 30-60 days and close in 30-45 days then a 60-90 day rehab, will bring you to spring for marketing. it is tougher to sell in winter, but properties do sell in winter. it also comes with more cost for heat and snow removal, but that should not be a deterrent.

So, unlike multiple corporate veils which are deterrents, umbrella policies actually invite litigation.Remember also that if an umbrella policy pays out, it means litigation was brought and you lost.I'm sure @Steve Vaughan will mention that when there's no longer a lender involved you can transfer a property into an entity with no issues regarding Due on Sale.
