No pets means no pets, even for visits.If you are going to allow it, you should have something in writing that limits them and spells out some rules.

If you need more money to replace the roof or deal with another expense, your agreement should spell out who pays for it based on the same split as the profit.

I spell out that the tenant maintains the property for normal things like mowing the lawn, edging, trimming the bushes, cleaning the gutters. 

I would refer to the contract you signed and if you are working with an attorney they would be able to spell this out for you as well. 

Do the guests have any grounds for a refund based on a complaint that is about something that is clearly spelled out in your listing.
