So, I get it.If you could find out if he has a caregiver, or hook him up with someone who comes to check on him, then you could relax knowing he's got help, and that you'll be notified quickly if he should pass away.

If you feel you have the time to spend to chase down rent payments then all the power to you, but I find it much more relaxing and easier to have tenants who I do not have to chase $ down from them and pay on time
