The key to self managing is prioritizing:1st)  Screen your tenants - If a tenant does not have at least 3X rent as income they will not be able to stay current.  2nd)  Have a strong lease, and make sure you live by that lease.

I then prioritized that list and took care of the items that we could afford.

If your doing rentals, prioritize durability so you don't have to fix it later and remember that every time you have to call someone back to the property to fix something, it costs money. 

I am looking to expand my local network and hope to find opportunities to collaborate moving forward.  

If I can’t take the time and care to invest in myself then I’ve failed to have discipline or an ability to prioritize which would make it difficult for me to focus on making smart decisions.
