Michael,i appreciate the response thank you.just to be clear, I have thick skin, been doing large scale construction for 23 years and transactions totalling in excess of $200mm but it just caught me by surprise in one of the forums when someone had asked about a investment property str and it was a vague question and got a "holier than thou" response and when they responded back they essentially reduced the person to a you tube investor lol.

as stated the U tube guys area basically in it as i have come to find out   they are in it to make commissions on their channel and some do extremely well who needs to buy real estate when your clicks are bringing in 20 30 50k a month in net revenue.. 

I have a lot of empathy for those who are abducted in part because they are their to satisfy the demand created by consumer porn.

Worst case, all of their upside is eaten up in a lengthy foreclose process and their credit is still down the tubes. like @James Wise pointed out, no one can change the fact that the buyer gets the asset while the seller holds the liability.
