@Jay Hinrichs I think you're right that the numbers he was giving were the optimistic best.

Optimistically you make 160,000, and pay taxes on it. 

@Andres Aguero$500/month positive cash flow sounds a little optimistic, unless you pay cash for them or put down a monster down payment.

My go-to idea was seller financing but the investors I know here are not overly optimistic about the idea because of what can happen if the seller decides not to sell after all or any judgements are placed on the property.

Tell your husband, the numbers are probably optimistic to begin with, and will never pan out with this company.  

I also see a couple that are rather optimistic on asking price, as well as rent though, so looks like 50/50 potential odds of a fair deal overall, pending further research of course.

However, it doesn't feel like we are crashing anytime soon, I'm still cautiously optimistic.

Even then I sometimes feel these are optimistic numbers.
