Finally, I understand the seller has subsequently apologized for any offense caused by the curt language you referenced in one recent email, and that they have committed to completing your property expeditiously in accordance with the contract terms.

That being said the fact that they are always going on the offense to hit the landlord is more the reason to be on here (BP) and vote.

Don't worry about making an offer that might offend the seller...how do you know what they consider offensive?

I mean no offense, but this is why we in the REO world require Proof of Funds before we will accept an offer.

I do care about:Work history - I call the employer to verify income and tenure of employmentincome 3x rent.evictionscriminal - big offenses - sex offender, robbery, etc.  

I can’t throw a rock without hitting a wholesaler these days, between them and all the realtors plaguing the streets (no offense to anyone they can both be great) it might be tough competition.
