A BIG HAT and NO CATTLE mentor is not the one you want to trust to get you to where you want to be educationally or financially.

More than trying to do something you need a lot of hats to make money.

Also, cost of building permit, any other fees and charges required (it's California so hang on to your hat)  For me in Redding, CA, on a secondary building on my property that already is hooked up to septic, water, electric, was built with permits, I had to pay school fees (though it was a garage), it had a full bathroom and kitchen, the County required me to apply for a new building permit, redesign my septic, reduce the size of living space from 2500 sq. ft to 1200, and pay 8450 in impact fees (though there was zero impact to the County).

When they do the work they are not wearing the tenant hats they are wearing sub-contractor hats.

U can find that kind of stuff in the rougher areas of your state like Jacksonville.just put on your logic hat.. 

You may be able to fit sheet rock over it, then fill in the jams with furring strips, shims and/or mud to the trim.
