@Steven EmilioGenerally you wouldn't retain a tax attorney unless you're going to tax court.A tax CPA or EA would be more useful to handle tax prep and planning.Add @Dave Foster to your short list of QI candidates to interview, he's in FL but can work remotely.

@Genesis Vanhoose  @Dave Foster can clarify the particulars, but….The mixed use is no problem.You can’t 1031 into your primary residence, but….being a mixed use, as long as the Non primary residence portion of the property has a value of greater than your $260k sale, which it seems like it would be, then you are okay.

With Long and Fosters Metro Referrals division I know you can place your license and not have mls access, however Im not entirely sure if you can forgo being an MAR member.
