The types of renters that would most likely be looking for a 4/2 are usually families with an insurance claim who need temporary housing, families relocating to the area that need temporary housing until they find something to buy or build and construction companies with the need for housing for their workers.

If not, aren't you going to need to buy something else or are you just going to rent yourself? 

Focus on connecting with investors, flippers, and landlords who are actively buying.

Now you're at 31% return.Now thats making a couple of key assumptions - 1) the property you're buying is around 500k.

Focus on finding a good deal first, then how you will finance that particular situation.If you have enough to buy another duplex and house hack it you may be better off just going that route.
