My lease will be with the "oxford house" and not with the individual tenants and oxford house has a list of strict rules including weekly drug testing, mandatory meeting attendance, mandatory job/school attendance, curfew, required house chores, visitor policies, etc. 

If it was worth $150K before the work and you only paid $59K you got a screaming good deal.

I have building plans and designs that I believe will be attractive to all visitors, and plan to make at least one of them fully handicapped accessible.

I won't know what the basement walls look like until I get to a showing, but do these external foundation cracks seem nominal - or do they scream: "run away right now?"

Lets face it if the unthinkable happen were a tenants dog/cat or any other thing bits another tenant, visitor or young child walking down the street, we all know as the owner/investor/llc of the property you will be sued along side the dog owner by the victim for letter an "aggressive" pet into your property?.

FB display is TERRIBLE for our business.Posting on FB is fine and sure you can benefit from that but posting "I will buy your house for cash" on FB is no better than going outside right now and screaming it in the parking lot.  

But, if you've ever looked at something like the Facebook Memphis Real Estate Investors page you know that if they don't it will just be a massive string of wholesalers screaming about how much money they will make you.
