For the extra 150k (850 -300 rehab -400k sell as is ), I think she has room to play and earn 150k more on the flip PLUS experience and portfolio for the next lender/deal, even at potential losses at 50k she still has 100k more than as-is, I say kick them in the teeth and still learn from the experience.

Having said that, I'd love to find a 10-15 unit MF to sink my teeth into.I'm interested in hearing the responses you get, as well!

But, I refuse to have my dad work long hours to pay rent when the landowner/manager have no remorse whatsoever and are very insensitive.

There's no sense in having the auction at the court, since the court is not involved in the foreclosure whatsoever.

Being new to investing it may not be the best idea to cut your teeth on an apartment before gaining experience unless you have an experienced investor you can at least bounce ideas off of. 

Under no circumstances whatsoever are you to pay the seller of the property.
