As of now, I only have about $100K of cash on the sidelines and am currently self employed bringing in about $3k-$4k/month, but I'm looking into buying a property within the next year.As you all know, real estate in CA is ridiculous so my question is: should I look into properties out of state to rent out or purchase a property here in CA?
