Sometimes, it does not seem so appealing then. 2012 & 2013 will mainly be a sit on the sidelines and watch things go on by.

You will have cycles of buying and cycles of sitting on the sidelines. 

I have a few hundred thousand that im going to park into a 5.5 % cd and will be on the side line ready to make a move when the opportunity presents itself. 

If its the latter perhaps let them get their feet wet first and do a few deals while you watch from the sidelines before throwing a substantial amount of money at their new business.

And like I said imo it is not bottomed yet, so I sit on the sidelines and wait.

As of now, I only have about $100K of cash on the sidelines and am currently self employed bringing in about $3k-$4k/month, but I'm looking into buying a property within the next year.As you all know, real estate in CA is ridiculous so my question is: should I look into properties out of state to rent out or purchase a property here in CA?
