If I can summarize my approach toward appreciation into 1 sentence it would read:When it comes to Buy and Hold Real Estate Investment, only experienced investors with deep pockets should "gamble" on the uncertainty of appreciation while all other investors should avoid considering appreciation as part of a purchasing decision.It's shortsided to claim "no one should evaluate for appreciation."

But buyers and sellers communicating directly isn't as bad as realtors make it out to be.That last little sentence contains thousands of dollars in heartbreak for some overly excited buyers/sellers who thought they would take matters into their own hands and go around the agents.
