I'm specifically interested in this from the perspective of acquiring apartment buildings in Washington state.As I understand it, the flow occurs something like this:Acquire LeadLetter of IntentAcquire Finacials (P&Ls)Negotiate OfferUnder ContractDue Dilligence (Rent Rolls, Structure, Title, etc)EscrowManagement ReorgThe part I'm confused about is Due Diligence is likely where the treasure trove of info is going to be, but by the time I reveal that information, I'm already under contract.

Had he revealed his plans up front, and had his relatives signed the lease with him, maybe I'd feel differently.

@Austin Sine totally depends on the agent and that's really why you should have a buyer's agent who will reveal all the deficiencies of the property for you and all of its fault so you have a second set of eyes.

Friday we will have the first major card revealed in this game. 

But then, services like Yelp, BBB, and history of license board would probably help reveal if this was an honest mistake, or a common tactic by that contractor.  

While that's a lot of money, it is less than many of the gurus charge people for promising to reveal a "SECRET" that doesn't exist.Move on (and do a lot more due diligence before investing any more money).Good Luck,Mike

Title insurance wouldn't have fixed it, but the search would have revealed the problem.

@Jay Helms Since it's a private document I'll have to have one of my folks black out portions of the agreement so names aren't revealed.  

If someone knew my their votes had a greater influence, they may withhold a vote for a comment that they felt did not warrant that much weight, but still was a positive comment worthy of something....it also could skew the influence of favorite folks.I know of another system that grades on a scale of A, B, C, D and F that assigns positive and negative values, but does not reveal who voted.
