@Terry LaoIn Nevada, in addition to the benefit of no state tax and positive cashflows, Nevada state also do not have rent control and fast eviction process (less than 21 days to evict a tenant do not pay rent.)Many cities in California have rent control, very difficult to raise rent to market price.
