My point - appraisers are nothing more than gut check on value and NOT a precise science, therefore if there are multiple offers within a short time of listing then the appraiser should agree with the market.

With your lease, make sure you have an early termination clause, pest control, pet fees,  and the # and limitations, also I would recommend requiring renters insurance.

@Patrick GerrityDefinitely use the inherited Ira as advised by @Dmitriy Fomichenko and @Brian Eastman to buy the property because you most likely can take as much out as you want per year you are in control and are required to take some$$$ based on your age and account amount.

@Terry LaoIn Nevada, in addition to the benefit of no state tax and positive cashflows, Nevada state also do not have rent control and fast eviction process (less than 21 days to evict a tenant do not pay rent.)Many cities in California have rent control, very difficult to raise rent to market price.

Although ideally you can control costs by paying materials directly, I’m not opposed to a small down payment (20-30%) for a larger job which translates to their materials and a setup usually.
