@Nick Brubaker Just so you know, we do have flexibility also, like for a flagpole job we installed, there are only a handful of company that services that county, the one I chose does not qualify for bonding, and has a substandard WC/GL coverage (only 500k single occurrence and 1M aggregate) on both, I require twice that most of the time (95%), but I need to get the job done on a timely fashion and on the right price.

After multiple breakfasts or lunches, you should find someone who you can assist in some form or fashion in exchange for the seasoned investor's knowledge and time.

Hi @Erik Scannapieco, You'll find that I've answered in a similar fashion around these forums, but I'm a bit passionate about it as a wholesaler and knowing that many have had negative experiences with wholesalers I'd like to see things get turned around.

I agree on the doubt of getting a variance on this, your best bet would be to connect them in some fashion so it can be converted or be looked upon as a single family. 

Of course I have several agents that I have met "the old fashioned way" but many more who I have connected with through instagram, some which led to doing literally millions of dollars of deals together.

Call me old fashioned, but I do like the ability to sit down with them in person if needed :)

It sounds like a property you bought likely fell into this category, and you were unaware of the fact that it was not legally able to be used in the fashion that it was being used.
