That said, a wholesaler needs to be able to calculate what the average Joe can expect to pay for the rehab and simply get it close, I would not expect them to nail it on the dine.

You can drywall and then add wainscoting for a more elegant, but still cabiny look.....

One of the advantages of not having winter ;-)   Such an elegantly simple solution would not work here ... for long.

I have a large room that could be converted into a kitchen / living room which if I split the house in half with a wall or doors, would give me a large duplex with 3 bedrooms 2 baths, kitchen, dining room and living room on one side and the other would be the exact same thing minus one bedroom.

You need to find out if this property is elegible for bank financing.

This time they smashed out the dining room window, took the new front door and the existing dishwasher.
