A construction loan requires a licensed contractor, specs, costs, architect's plans, planning department okay...A well can cost $20000- $100000There are no curbs and gutters no electric no water here?

I need a good short hand method to estimate the cost of building a curb and gutter road along with trenching and installation of gas, water, sewer, and electric.

Take your trash to the curb and leave it there...

All this said state, town and judicial powers are trying to curb short term stays. 

I will even drive by the comps that I pull up and compare the curb appeal to the property i am trying to buy.  

We just closed on a 25% down property with pretty decent curb appeal & are working our way through the Baltimore City government rental maze.

Having to be the person to pick up an ill possibly disabled person and physically put them on the curb knowing they cannot take care of themself would be heartbreaking.

The city can also ask for you to upgrade sub-standard items like if you're on a corner and the curb return doesn't have a ped-ramp...you can so no, but obviously that doesn't garner staff support for the project.

Curb appeal works for rentals too.
