What I don’t like is the use of the following sales/marketing tools used1- overly complicated product designed so that consumer would need a graduate degree in finance to do proper evaluation2- incomplete and bias analysis of product by sales person3 - sales person disguising themselves as financial advisor4- creating a catchy name for an insurance product that has nothing to do with what the product does or how it worksI’m always amused by the almost violent reaction proponents of these products exhibit when someone questions, or sheds light on the value of the product or on the ethics of the industry.

They came highly recommended by my attorney.I am using a 401K Trust so although I get no depreciation benefits I do not pay taxes on gains either.I am looking at investing in BRRR's vs. an more passive syndicated investment returning 18%.I am leaning towards the BRRR (all cash - no financing) due to these factors:1) Equity in the property of 25 - 30%2) Cash Flow Every Month3) Ability to Roll Money to the next deal building up a portfolio of propertiesThe syndication is nice and a lot less work.
