A better way to accomplish what you want to do is to offer a free seminar about the advantages of being a private lender and how people can "get their money working smarter" Advertise in the newspaper, put signs around town.

personally I believe it's prudent not to send mail within three days of thanksgiving, Christmas, New Years, Super Bowl Sunday, Mother's Day and the Fourth of July weekend.Direct mail like newspaper are a call to action media type whereas tv radio billboards and magazines are reinforcement.

I can only answer from the perspective of someone who lives in NC, but here we can only charge marketing fees (and for some reason they frown upon charging the cost of using an agent), but if you had newspaper ad costs, etc, then that would be ok.

But they are public record and you can find them either in the local legal newspaper or online at Georgiapublic.notice.com.You don't really have much time once the notice is published, about 30 days as they are auctioned the first Tuesday of the month and advertised the 4 weeks proceeding that.You could just pay a Virtual assistant to compile the list for you.
