At the moment however, the prices are so high that I don’t think I could get good cash flow with 20% down, even with rental prices elevated as well.

Simply because in my mind I would have more windows, be able to walk directly outside (without needing an elevator or long hallway to the main door), and could feel like I come and go as I please.

After several months we figured if we couldn't find people like us to be out tenants we would get out of the landlording business and stick with rehabs.First thing we changed was the speech we gave when they were filling out the rental application and what they could expect from us if they weren't honorable people.

You can have a surveyor do a spot elevation at the foundation of the home and if they say it is not in the flood plain (with improvements made) you can be in the clear.Good luck...
