It seems like IF I am able to earn a 14-18% IRR completely passively, with tax benefits translated to me, what is the point of buying leveraged rentals to earn 15-25% but spend valuable time managing them?

However, I do know that once I committed to RE full-time, my income doubled and i was able to focus on my business 100%.I would say, give yourself a 6 month goal...how much would you need to make a month to leave your job. create a plan to bring in double...then work backwards...how many conversations would you need to have a day, how many conversations doyou need to have a week...and then that will translate to how many sales you'll need.

Will not having as much student debt translate to proper financial success?

After trying to use broken Spanish from high school I discovered Google Translate which saved meChristmas Day I was in Iowa and got pictures of the basement unit (my most recent completed rehab) that had flooded.

Aside from the fact that I enjoy working with my hands and taking something that looks ratty and making it look nice (I used to restore old Mustangs, too), I have always felt as though I was translating real skills that I have into real dollars by turning a $10,000 rehab done by contractors into a $2500 rehab done by me, and pocketing the difference. 

Sometimes the verbiage of things gets lost in translation, so I just looked past it.
