I'll say I follow the common theme here and look at the roof, siding, windows, ect.

After awhile you start to pickup the same themes and basics and some good tidbits to look into further.  

Having said that, I keep on seeing a fairly common theme of making sure it's people with higher equity and those have owned it for a longer period of time.

I think that is partially due to our screening (everyone should note, that is a recurring theme on these forums).  

If you look at big turnkey scams like the whole Clayton Morris (Morris Invest) dumpster fire, the common theme with all of those investors who got screwed was that they all paid cash. 

In everything, we kept a modern theme, matched throughout the place and trusted that the pictures would attract great tenants.

The research and online footprints of both the wholesaler and his business partner make them both seem trustworthy (licenses are current, no suspensions, active involvement with thousands of posts here on BP, no red flags on the BBB).  

Sure is - quick easy read the overwhelming theme is a mindset shift to seeing things as assets vs liabilitiesI think it's a good book worth a read
