There are foreclosure lists and sites that you can subscribe to, but I personally did not find them fruitful.

That way, if the inspector misses something HUGE, you can't sue the Realtor for recommending them.However, there is also a line of thinking (that I personally subscribe to), that bringing those single decisions (1 inspector, 1 title company, 1 insurance agent, etc) to the table is part of the fiduciary duty that Realtors have to their clients.
