The last sentence in the quoted excerpt is how you can tell you are likely dealing with a  "confidence man" (AKA con man).

Also, I'm confused about your contradiction when you ask about " owner occ" and in the same sentence say " 2-8 units".

This was really driven home to me when I listened to podcsat #1 and the guest used the filler phrase 'you know' in every second sentence.

(That's a period at the end of that sentence).
