My point is if I just said well tough you paid I gave you the information not my fault you didn't appreciate my "Guru" wisdom he would have been able to go to so many places and bad mouth my fledgling little land coaching business with very little effort.

This is bad spot to be in 1.) because you may lose money and be stressed and 2.) this experience leaves a bad taste in the investors mouth with regards to MH investing.Back to the thread at hand.

I just think that if you are going to deal in SSs, you might have to accept that it may not close for 4 months or more and just be ready to put your money where you mouth is so to speak to stay in good graces.

People might give you a look, but they keep their mouth shut when you are the buyer/person paying their fee or commission.

However, shopping around AFTER the borrower has signed the loan commitment leaves a bad taste in my mouth.

What I got was about 3 months rent out of a six month nightmare that ended with a nasty eviction, me back floating the notes and $6k + worth of damage and a very bad taste in my mouth.

It took a couple of years to build an income that replaced my salary though and I was never happier.

That is a mouthful!
