I consider the age of the product, the cause of the damage (gross negligence, abuse, or accident), the length of tenancy, and how the Tenant behaved in other aspects (timely rent, communicative, no lease violations, etc.). 

That is because so many people abused the program by going DSCR and saying it was a rental when they actually couldn't cash flow for a residence.

They view people coming into their home acting as if it ere theirs as abuse and may very well decide to put a stop to it and not sell their home.

Usually the pictures say it all - even professional pictures can't hide abuse to baseboards, dirty trim, hoarding, etcI just had a decent applicant apply to one of our apartments.

I know one homeless man that his family put him on a bus to San Diego for the better weather (right before one of San Diego’s wettest winters ever - we gave him an umbrella and cheap rain poncho) and assistance provided to the homeless.  

Any person convicted of crimes of a sexual nature, designated as a sexual predator/offender, or under consideration by any court for being declared a sexual predator/offender will not be accepted ever.

What I distill from your posts is they must be very profitable for you to have gained so much experience in this area by putting up with that kind of risk and transnational abuse. - Jay
