Larry, thank you for your response.Do you think there are still many less experienced flippers or Pros, such as builders, contractors, etc., nationwide who can spot some attractive properties and have to look for partners to complete their projects, realize the profits and split them with the partner? 

Hello Larry:   Yes....I looked at some of the turnkey outfits also and they seem to be reasonable, however, most of these are out of town and I am uncomfortable owning a property remotely.  

As I continue my "newbie" education I was reading Larry Loftis'  book on Multi-family properties.I'm part way through but came across him discussing GRM and was curious what some current ownershad for GRMs on their current multifamily or what they were seeing when perusing the market for properties?
