So, there seem to be a lot of wholesalers that prefer using their own generic contracts to place houses under contract and while looking at the NC Offer to Purchase and Contract I was curious why it doesn't seem many utilize the state contract, considering it is assignable and offers a unique Due Diligence Contingency.

If you see it listed there, you may find it more challenging, depends on how the ordinance is written.I also like to look at ordinances that apply to all classes, sometimes they will bury a generic code in there about lighting or signage that may have a direct impact on what you are trying to do.  

But, I'm trying to think of creative ways to make my mailers a bit more effective than the generic mailers already in the marketplace.

John and Aaron, I've heard quick books is a generic program that you can tailor to fit your business, not only is it very pricey but its not custom to landlords, I was planning on using it but watching tutorials on how to use quick books seems way more complicated. have you used Stessa ? 

Is it a bad idea to send the same postcard to out-of-state landlords as it is to pre-foreclosures (i.e. one generic design) to save on printing costs (low printing quantities cost a lot more than high quantities)?

You might receive the generic answer that you need to rip everything open and have it inspected, but many times you will find the inspectors will work to a more reasonable middle ground.
