So, there seem to be a lot of wholesalers that prefer using their own generic contracts to place houses under contract and while looking at the NC Offer to Purchase and Contract I was curious why it doesn't seem many utilize the state contract, considering it is assignable and offers a unique Due Diligence Contingency.

Yes, I don't respond to people that copy/paste the same generic messages to all ads or don't even bother to read them...Do quality tenants really just start looking for a place only 2 weeks before moving?

If you see it listed there, you may find it more challenging, depends on how the ordinance is written.I also like to look at ordinances that apply to all classes, sometimes they will bury a generic code in there about lighting or signage that may have a direct impact on what you are trying to do.

John and Aaron, I've heard quick books is a generic program that you can tailor to fit your business, not only is it very pricey but its not custom to landlords, I was planning on using it but watching tutorials on how to use quick books seems way more complicated. have you used Stessa ?
