My advice is to crystallize your goals and develop a detailed plan to achieve them.

Instead of seeking education, seek crystal clear, step-by-step instruction, this must come from a person you trust entirely.

She was always very argumentative and felt she wasn't smoking in the house since she was sitting by a screen door, that the cat should be added to the lease even though we had been crystal clear about no cats...I doubt I will get anywhere with her in trying to work out a payment plan but I will keep that in mind.

There is no way to time an economy, unless you have a crystal ball (and based on the main question you have, I'm guessing, like the rest of us, you don't). 

Grandpa had done really well investing in single family homes, apartments and even as a minority partner in the Salt Palace and Hotel Utah.
