I wouldn’t give them the keys until you’ve received all rent/deposits, you’ve received proof of renters insurance, and you’ve verified they put the utilities in their names.

Or get your attorney to look at it and verify that clause.

If it looks good enough and is verifiable you will not have time finding people with money.

I found that out by searching for posts about his lending company throughout the forums and learned how he tried to scam other other BP's members.Anyways, as a newbie that I am, I had a hunch during the conversations I had with this pseudo-investor that pointed me to verify his identity.

And independently verify their information with your own inspectors, appraisers and get your own financing. 

It's much easier just to verify before purchasing.
