The standards have been out for about a year and most sprinkler installers are 3 to 6 months out. 

They have raised their prices double over a few months period we have been using their platform.

This is helpful for monthly bookkeeping and tax return preparation. 

This is also the best thing, because many out of state investors find it confusing and stay away, which keeps our returns much higher and wards off Wall Street investors from buying up swaths of houses, which we've seen in other markets.As an STR specialist, keeping up with zoning and regulation statewide is a huge part of my job.I also host monthly short term rental events for local investors, monthly webinars, and I also often get furnished, turnkey off-market STR properties.

I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.  

Mention how the seller can close in days or months?

Predatory lease option investors know that and do that by design, they will keep the 5k-10k option payment after 12 months and lease/option it to the next family who is chasing after the American dream.

The process is very involved as you'll have to navigate pre-construction activities that involve architectural plans and approval from the city and then the construction activities (Shovel to soil) take anywhere from 5-9 months depending on how much your building.
