It gives us the same window into what our competitors are charging as Airbnb and VRBO provide for the STR market.Personally, I don't think it is likely that STRs will convert to MTRs in any great numbers.

So from rent levels, to property prices, to repair expenses, to debt service, to what competitors are offering, to tenant underwriting, everything has to be 1. verifiable and 2. from credible sources, tax records, inspections and/or professional opinions.

Then have already moved and now have two mtg's  the new place and now this empty place.  3- a competitor who does things right and see the bad actors out there and turns them inBy law the Commission MUST investigate EVERY complaint filed. and they do.I will tell you that almost on a daily basis I get people calling me with deals and are doing things illegally.

I know I wouldn't which is why I have no concerns or desire to pay anything extra towards a mortgage considering the fact that it holds a cost much less than what I can make by investing that same cash into any number of other assets.Paying cash to acquire places you in a very strong position over other competitors, if you have the means to do that and get that cash back quickly, great.

Also, if the firm has a lot of signs up on competitors all over town and the region, they're going to get a lot of collateral call volume that can spill-over your way on deals that don't work for your competitors
