By Airbnb's definition, a 5* review is "this place was acceptable" and anything below that is "this place is so bad it should be banned from being listed on Airbnb".Historically, the way this would've been handled by a guest is a 5* review and then private feedback about those issues. 

This should cover all your bases, you have no long term commitment for when cities ban STR.

The last thing you want to do is get sued or investigated by the SEC for selling securities to non accredited investors and be banned from raising money ever again. 

Before you make that a factor, check to see if your city has banned income source discrimination.

@Pawan Johar  The City in many areas have bylaws for a min 30 day rental, strata councils have tightened up their rules in many cases banned short term rentals entirely.Our Vancouver properties would not be cash positive it we were paying today's prices, I have been thinking about selling them and doubling down in another market.

Some have no approval process whatsoever for tenants/leases, and others go so far as to ban rentals altogether.Since HOA's are sort of "self governing", I'd expect the same in California and other states. 

The Assembly could also ban property owners from recovering costs when making improvements or repairs on all rentals, including single-family homes and condominiums.

Some places, businesses or shopping centers, have a letter on file with the police department, stating that they are allowing the PD to operate as an agent of the property, allowing us to ban people and enforce trespassing.
