I am looking for a rent collection software that is flexible enough to allow online payments via ACH, Venmo, etc and also cash and check as I have a good number of low income tenants, some without bank accounts and some that are older and not internet savvy.

Around here, B class - - ceiling fans- LVP flooring throughout, sometimes tile on bathroom floors- tiled backsplashes/showers- medicine cabinets, shelving, hooks, any kind of extra storage!

I’d rather pay a PM the 10% for the head aches or sell altogether if the maintenance issues continue since fully gutting in this area doesn’t make much sense either.

The more tenants, the more problems and damage and maintenance.So, for me - the ultimate would be a multi-family building next to a university with grad programs in law or medicine, with small studios.You might want to target your ultimate tenant - then look for properties that would work for them.
