Because it's out-of-state, the LLC would need to hire a property manager to take care of leasing, collecting rents, daily issues, etc.Because I am outsourcing the property management aspect, would this still be considered active income and therefore subject to self-employment taxes or is it possible to classify the income as passive and therefore not subject to those taxes?

And then the appraiser mixes that all into a recipe to come up with a value (which magically equals the contract price in most cases but that's a different debate for a different day...).I don't work in real estate like you guys so maybe it's the fact that I work with highly educated people in technology (I'm not judging or assuming who you typically interact with - just classifying who I interact with to give a perspective).

Why wouldn't refusal of entry to the individual who pays the mortgage/taxes/insurance/repairs/maintenance be classified as plain old Just Cause, who is the true beneficial owner of the property?

You will also want to ensure it isn't classified rural unless your long-term lender can verify they can work with it.
