@John Anderson most investors do not use LLC's  to hide owership as you state above, but use them to protect themselves from contingency fee lawyers who file frivolous lawsuits.Land trusts are an estate planning tool that can provide privacy of ownership and when you assign the beneficial interest of land trust into an LLC can be an effective way to hold your real estate assets.

., which is not quite as simple with a land trust.The only two reasons I would ever suggest a land trust instead of an LLC would be, as people mentioned above, privacy, BUT, (1) that can be achieved with certain state LLCs, like Wyoming or Delaware anyway, and (2) most investors honestly don't care.
