If I get the house for 55k I am essentially paying 30k for the loan (about 1 month) and the rehab:1) siding2) roof3) 11 double-hung windows, 4 glassblock windows4) clean yard5) repair fence6) replace attic windows with vents7) replace garage door8 ) install lattice around porch9) troubleshoot plumbing/electric, make all minor repairs10) LR-patch/paint, new carpet11) DR-patch/paint, restore hardwood floor12) Kit-drywall ceiling, replace countertop and backsplash, install vinyl floor, install new door to basement13) Hall-install new thermostat, patch/paint walls, new closet door14) Bath-???

I can easily back up and/or restore when I patch the operating system or the application.

We make sure to never go above a 70% LTV and keep ample reserves to handle rough patches, cause they will happen.  

Fortunately, when I mud, there isn't much sanding to do, because if I sanded, the whole tape would show.This is a patch, so the edges don't have the recess for mud that are on the edges of a whole drywall sheet.

wheelhouse antiquing depends on your painter or should i say your artist you can get a couple of labor guys like eric claims. but if your going to turn this house around and this goes for just about any repair get someone that knows what there doing. references are key get pictures. repairing someones mistakes sometimes cost more than the fix by the way i've been patching and repairing doors jambs all types of wood work sinks tubs and any other surface that can use patching so if anybody whans to save some money i can do dentistry work just shoot me an email by the way prices can very from 25 up to 100 and so on depending on what your sold on as soon as i get a chance ill upload some pictures to give you some ideas
